Understanding Make Good

What Your Lease Actually Requires.

A make good is a lease obligation: when your lease ends, you're required to return the premises to the condition it was in when you took it on. What that involves depends entirely on your specific lease, so there's no one-size-fits-all answer. Some leases require a full strip back to base building; others just want patched walls, fresh paint and carpets restored. If you're not sure what yours requires, that's usually the first thing worth sorting out, and we can help you work through it.

  • Tenancy reinstatement to original condition
  • Wall & ceiling repairs, repainting
  • Flooring restoration or replacement
  • Removal of tenant-installed fitout
  • Liaison with landlords, agents & building management

If your make good obligation turns out to need a full strip back to shell, see our guide to Commercial Stripouts. For lighter reinstatement of fixtures and fittings only, see our guide to Commercial De-fits.

What's Typically Involved

Every Lease Is Different. Here's What Usually Comes Up.

Reinstatement of Partitions & Walls

Returning the layout to base building condition where required by your lease.

Patch, Paint & Repair

Walls, ceilings and surfaces restored to a clean, presentable standard.

Flooring Restoration

Carpet, vinyl or tile replaced or restored as the lease specifies.

Removal of Tenant Fitout

Joinery, signage and fixtures installed during the tenancy taken out.

Services Capping

Electrical and plumbing capped back to base building where fitout is removed.

Final Clean & Sign-Off

Space presented ready for landlord or agent inspection.

Lease Ending Soon?

Make good works need to be planned ahead, and the closer to your lease end date, the tighter the programme gets. The best time to get a quote is as soon as you know your end date, not the week before. Get in touch early and we'll make sure everything is sorted in time, including anything that needs landlord or agent sign-off.

It's a lease clause that requires you to return the premises to the condition it was in at the start of the lease. Usually that means removing your fitout and repairing any damage. Exactly what's required depends on your specific lease. Give us a call and we can help you work through it.

It depends on your lease and what condition the base building needs to be returned to. Some make goods need a full stripout; others just need patching, painting and minor reinstatement. We'll tell you honestly which one applies once we've seen the space and the lease terms.

As early as possible, ideally as soon as you have a confirmed end date. Make good work often needs landlord or agent sign-off, and that process takes longer the closer you get to the deadline.

Yes. Where sign-off is needed, we liaise with landlords, agents or building management directly so you're not stuck in the middle.

It depends entirely on what your lease requires and the condition of the space. A free site visit gets you a fully itemised, fixed quote – no cost, no obligation.
