Stripout, De-fit or Make Good? Here's the Difference.

Stripout

A stripout is the removal of fittings, fixtures and internal elements from a commercial space. It happens when a business is vacating, or when a new tenant wants to start fresh before fitting out. We take out what's there, dispose of it properly and leave you with a clean shell.

Make Good

A ‘make good’ is a lease obligation. When your lease ends, you're required to return the space to the condition it was in when you took it. It usually involves elements of a stripout plus repairs and repainting.

De-fit

A de-fit is a lighter-touch removal than a full stripout – taking out fixtures, fittings and signage while leaving the base fitout largely intact. It's common when a retailer or franchise is refreshing a space without vacating entirely.

Framed partitions, glazed panels, internal walls. We remove them safely and manage any structural considerations as we go.

Ceiling & Flooring

Suspended ceilings, grid systems, carpet, tiles. We leave the base building structure clean and clear.

Electrical & Plumbing Capping

All electrical and plumbing capped back to the base building, done to current regulations.

Joinery & Fitout Removal

All tenant-installed joinery, cabinetry, counters and signage carefully removed without damage to the base building.

Waste Removal & Disposal

All debris and removed materials disposed of in line with EPA requirements. We leave the site clean.

A stripout removes partitions, ceilings and flooring back to a clean shell — the right choice when you're vacating completely or starting fresh. A de-fit is lighter touch, removing fixtures and fittings while the base fitout stays largely in place. If you're not sure which one your space needs, we'll work it out together during the site visit.

It depends on the size of the space and what's in it. Most jobs are done within a week. We'll put together a programme with your quote so you can plan around it.

Every job is different and costs vary depending on the size of the space, the complexity of the existing fitout, and the scope of works required. The best way to get an accurate number is a free site visit. We come to you and provide a fully itemised quote at no cost or obligation.

We work with licensed asbestos removalists and coordinate this as part of the project. If it comes up during the site visit, we'll manage the process through to clearance. You won't need to find a separate contractor.

Yes. Where needed we'll deal with building management and agents directly to make sure everything is signed off correctly.
